Learn how to estimate the cost of a room addition and determine how best to go about such a major home construction project in this article located on HomeAdditionPlus.com. Also check out the new infographic added to this room addition cost estimate page. It highlights the major cost items in a room addition construction project. Each major cost item also reflects a different sub-contractor that needs to be hired. It also discusses why it is smart to hire a general contractor when building a room addition.

Also as the article explains, the cost of a room addition project has many variable factors, including the location, the materials used, the amount of retrofitting/demolish-in and home building market conditions.

Basic Instructions for Installing a Paver Walkway

Dress up the outside of your home with a paver walkway. Late spring / early summer is the perfect time of the year to install a paver walkway. Installing a paver walkway is a very affordable home improvement project and can really perk up your home's curb appeal. It is also relatively an easy DIY project, albeit it takes some physical strength.

To install a paver walkway makes sure to remove all of the topsoil where the paver walkway will be located. Preferably remove about 6 inches of soil below the topsoil.

After removing the topsoil replace it with 3/4 inch angled crushed stone and compact it down. However, leave about 2 inches for packing a layer of sand on top of it. After adding the sand and compacting it you can then install the concrete pavers.

The best way to install the pavers to ensure they are level is to use two long PVC pipes that you bury into the sand on either side of the walkway. Then use a 2x4 or other straight edge and run it along the lengths of the PVC pipes. Make sure you check to make sure the 2x4 is level when it rests on the PVC pipes. Once you confirm it is level, then slide the 2x4 along the length of the PVC pipes. This will ensure a very flat and smooth surface for placing the pavers.

Install all of the pavers that don't need cutting first. Then install the remaining cut pieces afterwards.

Once you've installed all the pavers then pour on top of it a polymeric jointing sand to lock the pavers into place.

I completed the project this past August and only found time today to finally document the work.

Hopefully this video will prove to you that you can install your own stone paver walkway, rather than hiring a contractor. I was able to install this walkway, which measures 3.5 feet in width and 25 feet in length for about $500. If you hire a contractor to install a similar size walkway expect to pay around $2K or more.

I dug down about 9 inches and installed 6 inches of 3/4 inch crushed stone and 3 inches of stone dust. I compacted the crushed stone and stone dust as I went along. Once the soil bed was prepped with material I screeded it and then placed the stone pavers. Lastly I brushed in polymeric jointing sand in-between the paver joints.
This weekend I built a canoe and kayak rack for my lake
house property. Prior to the rack I just left the kayak sitting on the deck and
the canoe lying on the ground. Consequently the kayak took up precious room on
the deck and the canoe was always dirty. Now they are neatly stacked and ready
for use.

It cost me about $60 in material and about two hours of
work. All I used was an eight foot length of 4”x6” pressure treated lumber for
the side posts, a couple of 10 foot lengths of 2”x6”s, and two 10 foot long
1”x4”s, again all pressure treated. I used galvanized carriage bolts, along
with nuts and washers, and a few deck screws to assemble it. The 2”x6” boards
were used to form the legs and arms. The 1”x4”s were used for cross bracing to
connect the two end posts together.

To ensure a rugged design I made lap joints on the 4”x6” end

I will be writing up a full description of the construction

Key Steps for Planting Grass Seed and Ensuring a Lush Green
Lawn

By Mark Donovan

The best times of the year to plant grass seed are in the
spring or fall when the temperatures are mild and the likelihood of rain is
higher. If you plant grass seed in the fall, however, make sure you don’t do it
so late to late in the season that you run into early winter conditions. Grass
seed germinates best under warm soil and mild temperatures.

Always use a quality grass seed that is appropriate for your
climate area and lawn area. If, for example, the area to be grass seeded is shady
part of the day then make sure to use a quality sun and shade grass seed. The National
Turf Evaluation Program is a good resource for find information on quality
grass seed and what grass seed is appropriate for your area.

Make sure to prepare the soil before planting grass seed. Ideally
the soil should be tilled to at least a two inch depth to enable the easy
penetration of grass roots and water. Also, add loam and starter fertilizer if
the soil is lacking in nutrients. Moreover, make sure the soil is level and
free of sticks and rocks. Grass seed will not grow well in areas where the soil
has depressions or hills.

If you are re-seeding an existing lawn, first cut down the
lawn with a mower to as close to the surface of the soil as possible. Then rake
up the surface of the soil and grass to enable the new grass seed to be able to
work into the soil and existing grass roots. Also remove any sticks or rocks on
the soil surface.

With the soil prepared now you can plant the grass seed. Preferably
use a lawn spreader if you have a large area. If a small area you can get away with
spreading the grass seed by hand. For best results, apply liberal amounts of
grass seed on the soil. Ideally there should be 16 grass seeds per square inch.

Once you spread the grass seed gently rake it into the soil,
and then water it in. Plan to water the grass seed twice a day until it
germinates.

With Winter Finally and Officially Behind us It's Time to Start Thinking about Outdoor Home Improvement Projects

By Mark J. Donovan

Winter is officially over. Thank God. It's been one heck of a winter. So much for having to listen to the Global Warming politicians and all of their hot air. Now that I think about it, it's probably their own hot air that's been the leading cause and concern for their fears of global warming. Being an Electrical Engineer since my college days I've always believed in James Joule's "Conservation of Energy" law and the related "Conservation of Mass" law by Antoine-Laurent. Basically they mean that the amount of energy and mass in a closed loop system, e.g. Earth, remain constant. Thus, there could be periods of time of increased heat, or cold, on the Earth depending upon various conditional changes in the Earth's closed loop system. Yes, there could be outside forces that influence the Earth, such as the Sun or a meteorite hitting the Earth, but factors such as those are certainly not man-made, no matter how much the politicians try to argue it is. Enough said on that subject though.

The main reason I started to write this blog post was that I wanted to remind people that with the warmer weather it's time to start acting on those outdoor home improvement plans you've been formulating this long, cold winter. Weather you are planning to grow a garden this year or start your lawn off on the right foot, it's time to start buying the seed and fertilizer now. It's also a good time to break out the yard tools, particularly the lawn mower and give it a tune up. If you can't do it, then send it to a shop that can. One of the most frustrating things is to go out to mow the lawn and find you can't start the lawnmower.

Outdoor home improvements are not limited to the yard. Spring is also a good time to take a look at your home's roof and house siding. Check if the asphalt shingles have been damaged during the winter months and if they are in need of replacing. Also check the house siding for damage and whether or not it is in need of a paint job. If so, start ordering paint now so when the weather gets a bit warmer you can tackle the project promptly, before the weather gets too hot.

Check your deck as well. Make sure the deck boards are not rotting and have any popped nails or fasteners. You may also need to refinish the deck, particularly with the brutal winter we just went through.

So get those outdoor home improvement plans out and start to rev your DIY engines. Spring is here and its time to go outside and get to work!
Roof Run-Off has Caused the Exterior Apron Trim and Clapboards to Rot Near House Entranceway Steps

By Mark J. Donovan

This weekend I have another home repair project to tackle. I’ll be replacing a 10 foot length of old exterior house trim board and some masonite house siding. More specifically I’ll be replacing a section of my home’s trim apron and couple of rows of house siding that sit directly underneath the front entrance way of my house. Water that runs off the roof and splashes off the granite steps bounces up onto the house siding and has caused some minor wood rot. Approximately a 6 foot section of house apron trim, along with a few rows of house siding near the steps, have become punky and rotted. Hopefully the sill is not rotted behind it. At least from the inside the sill looks in good shape. I expect the sill may be a little damp on the outer side, but I doubt there will be any real wood rot. I’m keeping my fingers crossed.

To tackle this project I first need to slide about a 1,500 pound granite slab back from the house. The granite slab is the top piece of the staircase abutting the house entrance. I need to slide it back about a foot so that I can get access to the rotted apron trim. I bought a three foot long crow bar to move the granite slab and have already tested its use. I was able to move the granite slab back a couple of inches with little effort.

Once the granite slab has been pushed back I’ll use a small power hand saw to cut vertical lines in the apron trim for the section I want to remove. I’ll then use a pry bar and hammer to remove the old apron. Once the old apron is out, I’ll inspect for water sill damage and if lucky replace the old apron section with a PVC based trim product known in the industry as AZEK. This material won’t rot and is paintable.

After fastening and painting the new piece of apron trim, I’ll then remove a few rows of the house siding back about two to three feet from the door. I’ll then splice in new pieces of masonite siding making sure to stagger the seams as I work my way up the house.

Prior to installing the new masonite house siding, I will replace the rusted out drip edge that hangs over the apron trim. I’ll also make sure to use a silicone caulk sealer on all cut ends and above the drip edge to prevent any water from splashing up and getting behind the wood.

With any luck I will complete the entire project in a day.
My debut novel, "Nano Surverillance", is now available in paperback and Ebook form at Amazon.com and Barnes and Noble.

"Nano Surveillance" is about a group of engineers and a news reporter that expose the corrupt alliance between a ruthless President, a national press corps, and foreign billionaire allies, using nanotechnology surveillance devices/materials they've developed. If you like Michael Crichton, Ayn Rand and/or Clive Cussler you'll fully enjoy this fictional book.
“Nano Surveillance”, a fast paced political techno-thriller. “Nano Surveillance"
is a 352 page novel that offers a frightening glimpse into the possible future
of surveillance using nanotechnology. Where a government, or others, can
silently infect specific targets or an entire population with bio-nanoscopic
material that renders its unwitting victims’ lives an open book to be overseen
and controlled.

“Nano Surveillance” is a technical thriller that takes
the reader on a journey to places all over the western hemisphere. It’s also
replete with aeronautical scenes that aviation enthusiasts will fully
enjoy.

Set in the northwestern part of the United States, engineer and
pilot Dave Henson and his team of high tech entrepreneurs operate a
nanotechnology surveillance company out of McCall, Idaho. After witnessing the
economic collapse of the country, Dave and his team are intent on reversing the
political and economic direction of the country. Ultimately they plan to bring a
new level of transparency between the federal government and the
public.

To do so they’ve developed fantastic new nano surveillance
technology to expose the corrupt alliance between the current political
administration, the national press corps, and a handful of international
billionaires with global political and financial agendas.

While NSurv,
and news reporter Dana Cogswell, work to expose the corruption in Washington
D.C., the President announces new plans to end global climate change and restore
the country’s economy. However, the President’s plans run sinisterly deeper, and
include the required use of personal tracking sensors to be installed in every
automobile and product sold in the country. If the President’s plans become law,
Henson’s team is convinced it will destroy the country and provide the
government with unfettered surveillance of the public.

Could there be a Correlation between Google’s Revenue Miss and its Cost-per-Click Decline

By Mark J. Donovan

There were a couple of interesting facts that came out of Google’s first quarter earnings report today. Facts that on the surface may seem positive or innocuous at best, but in reality could signal that there is something amiss at the leading search engine company. Google reported that they saw a 20% increase in paid clicks from the year before. They also reported the cost-per-click decreased 4% year-over-year and sequentially.

On the surface the 20% increase in paid clicks sounds great. However, the question that first came to my mind after reading this fact was why? Why would people be more frequently clicking on advertisements nowadays? Most people when browsing a webpage filled with advertisements have conditioned themselves to unconsciously ignore them. Moreover, internet browsers frequently block ads from even showing up on webpage results.

After thinking about this for awhile, I began to wonder if Google’s Penguin and Panda SEO algorithm changes over the past year or two have something to do with it. Trying to be objective here, I can’t help but notice that Google search engine results have declined dramatically over this same time frame. Consequently, I am wondering if people are finding themselves increasingly directed to useless websites, via Google search engine results, and then clicking on ads simply out of frustration and desperation to attempt to find what they are looking for.

Is this such a crazy notion? Maybe not when you also think about why the cost per click went down by 4%. Cost per click is what the advertiser is paying for the click every time a person clicks on their Google Adwords advertisement. If the cost per click is declining, then it means advertisers are not bidding as high on keywords as they use to. So again, the question is why?

It could simply be due to a declining economy and tighter advertising budgets. However, it could also be due to the fact that advertisers are feeling that they are not getting as decent a return on investment in their advertising budget as they once were from Google Adwords, and consequently are not bidding as high on keywords. If this latter reason is the case, then it could be the result of advertisers experiencing higher click rates while at the same time experiencing lower conversion rates. Conversion rates relate clicks to actual sales generated.

Based upon this back-of-the-envelope analysis and theory, I can’t help but wonder if Google’s Penguin and Panda search algorithm engine enhancements are now beginning to impact Google’s top line revenue figures. If so, for Google’s stockholders’ sake, let’s hope they change their search engine algorithms yet again, before they destroy their own business model, like they did to so many thousands of small companies over the past 2 years.
This weekend I installed chair rail in a powder room. However I didn’t install it at chair rail height. Instead I installed the chair rail 18 inches from the powder room’s ceiling. The powder room is fairly small, only about 20 square feet, however the walls are over 9 feet tall. As a result the room seemed somewhat small, but giant at the same time, when you stood in the bathroom. So to add a little flair, and more specifically, to break up the tall walls I installed the chair rail.

Installing chair rail is easy to do and doesn’t cost that much, particularly in my case since the powder room was so small. After fastening the chair rail to the walls I caulked the nail holes and seams and then painted it a brilliant white. The chair rail stock already came primed.

I then painted the walls a light earth tone color, both above and below the chair rail. Between the earth tone wall color and the brilliant white, the chair rail really stood out nicely and really added some character to the room.

Lastly I installed a new bathroom mirror that came with a wood frame to complete the powder room make over. The wood framed contrasted nicely against the earth tone wall paint.

By Mark J. Donovan

Last year we purchased a new lake home that had a large and ancient U-shaped wood dock associated with it. The neighbors have told us the dock was at least 30 years old. So this fall I took the old wooden dock out of the water for its very last time. I then carted it all off to the local town dump. Now we are in the process of having an aluminum framed dock being fabricated. The aluminum dock will be the same size as the original dock. As a matter of fact it will have the exact footprint as the old wooden dock so that there are no permitting issues with installing it. The new dock is constructed out of about a dozen 2x4 aluminum 4’x8’ frames. The aluminum dock frames will be attached to galvanized metal posts that will rest on foot pads on the floor of the lake. Cross bracing will be installed between the leg posts to prevent it from racking and keeping it rock stable in the water. For the deck paneling we have chosen to go with cedar wood deck panels. The deck panels are designed to simply drop into place and can be easily removed in the fall.

The newly installed aluminum dock should last us decades. It will also be much easier to install and remove from the lake every spring and fall due to the fact that it will be so much lighter than the old pressure treated wooden dock. If all goes as planned the new dock should be installed 2 weeks after ice out this spring. I anticipate we will be walking on our new dock by late April. I will upload pictures of the newly installed aluminum dock when it is in.
7 Tips for Preparing and Protecting Your Family and Home from Hurricane Sandy

By Mark J. Donovan

With hurricane Sandy bearing down upon the eastern coast of the United States there are a number of things people can do to protect their homes and family from danger and disaster.

Stock the Cupboards with Food and Water

Make sure you have sufficient food and water to last up to 2 weeks. It may take that long to get electricity restored to your home if you lose power. Try to stock up on foods that don’t require cooking and are not perishable for at least a couple of weeks. Wash out your tubs and sinks and then fill them with fresh water. You may want to use a plastic liner in the tubs and sinks to hold the water.

Have Fresh Batteries, Flashlights, Candles, and AM/FM Radio Ready

Make sure you’ve stocked up on fresh batteries and that you’ve replaced the old batteries in your flashlights and AM/FM radios. Also keep candles and a lighter nearby.

Fuel Up

Make sure you have your grilles propane tank filled as you may have to resort to cooking on your gas grille. Also make sure to have your portable gas tanks full if you’re lucky enough to own a generator. Similarly, fill up your automobiles’ gas tanks.

Pick up Loose Items in the Yard

Pick up and store away in garages or sheds any children’s toys, patio furniture, and other yard items that could be blown away or destroyed by hurricane Sandy. You may also want to remove the grille cover and store it away as well.

Charge Up Cell Phones

Make sure your cell phones are fully charged prior to the onslaught of hurricane Sandy, as your cell phones maybe your only form of communication to the outside world if the land lines get taken down by hurricane Sandy’s high winds.

Check the Generator

If you own a generator check the oil and gasoline in it and start it up. If it doesn’t start or runs rough clean the spark plug and try again. Also have the generator wiring handy so that you can easily access it in the dark. Also, always make sure to operate the generator outside and at least 30 feet away from your home.

Have Cash on Hand

Often during natural disasters banks and ATM machines are not open or not operational. Consequently it’s a wise idea to have some cash on hand to make emergency purchases.

I often get asked what exactly is Ice and Water Shield. When I first started receiving this question I was somewhat shocked that people were unaware of this roofing product. Ice and water shield has been a godsend in the housing industry for years now. It is used for protecting homes and roofs from water and ice damage and every responsible builder and roofer uses it today.

So what is ice and water shield? Simply put, it is a flexible and sticky membrane that is
placed on the roof sheathing prior to installing the shingles. This membrane seals up
leak-tight around roofing nails that puncture it. It is used mainly along the roof
edges and in the valleys, and along walls or chimneys to protect against ice dams and water seeping underneath flashing.

Ice and water shield is commonly sold in 3 foot width rolls. Typically one or two courses of it is installed along the roof eaves to achieve 3 to 6 feet of coverage. In the roof valleys it is usually positioned so that there is about 18 inches of coverage on either side of the valley. Where a roof abuts a wall the ice and water shield is typically installed up the wall 6 to 18 inches. House siding is then installed over it.
So if you are having your roof reshingled make sure that the roofing contractor includes the installation of ice and water shield in the quote.
Replacing My Deck’s old Pressure Treated Railing System with a new Composite Deck Railing System from Fiberon

By Mark J. Donovan

This weekend I visited a home improvement center looking for a new deck railing system for my home’s deck. After checking out several deck railing systems I’ve decided to use Fiberon’s composite deck railing system. The composite railing system pieces are constructed using a PVC core with a very hard PVC finish that resists scratching and fading. I plan to install the Fiberon deck railing system in the next few weeks, while the particular home improvement center is offering a 10% sale on all decking materials. This is the time of the year to get deck material discounts, so if you have a deck project in mind you may want to find out if you can get similar price saving deals at your local home improvement center for your deck project.

The composite deck railing kits from Fiberon come in a couple of different standard lengths, e.g. 6 and 8 feet. Each kit comes with top and bottom rails, balusters, and the hardware to assemble them. You can also trim the standard lengths to the required widths. They also have a special railing kit for stairs. In addition, I needed to buy post sleeves, cap, and skirts. For a 12x10 deck I calculated the total cost of the Fiberon deck rail system to be about $550.

I’ll be sure to write about the project when I complete it, as well as take plenty of pictures and a video or two during the deck construction. So check back to see how the project went and to see the finished look.

Keep Your Home Warmer this Winter by Installing Replacement Windows

By Mark J. Donovan

If you’re home has drafty windows the fall season is the perfect time of the year to have them replaced. Though you’ll have to outlay some serious money for installing replacement windows, the energy costs savings are significant. Based on the rising trend in energy costs you should be able to recoup your costs within a reasonably short period of time. In addition, if you plan to sell your home at some point down the road, the replacement windows will significantly help your cause and most likely enable you to sell the home for a higher price.

So stay warmer this winter by investing in your home and replacing your old and drafty windows.

I installed a Deluxe FreezeAlarm this weekend at my vacation home. I installed another one several years ago on another home and loved it. This neat little box calls you if it detects the temperature in your home is too cold or hot, if there is a power outage, or if the backup battery is too low. In addition, it can support a couple of additional sensors, e.g. water, motion and contact sensors that can trigger it to call you. It can be programmed to call up to three phone calls in the event of an alarm condition. You can also call it to get a temperature and power status of your home.

What I really like most about the Deluxe FreezeAlarm is that it can be used to remotely control the temperature of your vacation home or cabin via a simple phone call. The Deluxe FreezeAlarm can accept two thermostat inputs and output a signal to activate the heating furnace. Consequently you tie your existing thermostat into it and wire up a secondary thermostat that feeds it as well. You then set the existing, or primary thermostat, to say 70oF, and the secondary thermostat to say 50oF. When you’re not at the home for an extended period of time you set the Deluxe FreezeAlarm to operate off of the secondary thermostat so that the home stays at a cool 50oF. Then, an hour before you get home, you simply make a phone call to the box, which has a phone jack that plugs into the back of it, and tell it to switch to the primary thermostat. When you arrive at your home, your house is toasty 70oF warm.

At the time of this writing the Deluxe FreezeAlarm costs under $200. Consequently it pays for itself in very short order, compared to what you’d pay for with a monthly home monitoring service. It’s also simple to plug in and install. All you need is a power outlet and a phone jack nearby. If you want to wire up the device to control the temperature of your home, then you’ll also need to feed it two thermostat signals and connect up a signal wire between the box and the heating furnace.

The Deluxe FreezeAlarm is manufactured by Control Products Inc., and can be found at various home improvement centers and online stores.
With Fall in Full Swing I’ve begun Preparing My Lake Home For the Onslaught of Winter

By Mark J. Donovan

I started pulling out the dock this past weekend up at my new lake home. Surprisingly I think it can be a one man project, and I may not even have to get wet in the process! I was able to remove two 4’x8’ sections of the dock by simply lifting up the top surface panels, removing a couple of bolts from each frame, and then lifting the frames out of the water and walking them down the remaining dock to shore. In 15 minutes I had removed the two sections. Only another dozen sections to go. Within the next week the lake home will be dock free and prepared for the ensuing winter.
Also for winterizing my lake home I turned off water to the detached garage, via the shut-off valve in the main home. I do plan to keep heat and water running in the main home this winter, however I am installing a piece of electronics that will allow me to control the temperature in the home via my phone. With one phone call I’ll be able to switch the control of the heating system between two thermostats. One thermostat will be set for 50 degrees and the other to 70 degrees. Normally I’ll keep the home set at 50 degrees when we’re not there, and then call ahead to switch it to the 70 degree set thermostat when we plan to come up. This way the home will be toasty warm when we need it and have overall lower heating costs throughout the winter. Stay tuned for a video on the installation of this piece of electronics equipment in the next couple of weeks.
How to Ensure your Garage Stays Dry and Warm This Winter

By Mark J. Donovan

Going up to our lake home tonight to inspect the new garage door that I had recently installed on our detached garage. With the new garage door installed, and the new gutters that I recently installed along the roof eaves, I expect I will now have a water tight and critter free garage.

Before winter hits, you too may want to inspect your garage door for proper operation and a tight bottom seal. Make sure the bottom seal is not ripped or damaged in any way. If it is, replace it to ensure an air tight and water resistant seal. Installing a garage door bottom seal is easy to do and cost less than $20.

Also make sure the sides and top of the garage door fit snugly up against the garage door trim. There is weatherstripping that you can buy and easily install around the exterior perimeter of the garage door to ensure an air tight seal.

By Mark J. Donovan

Though the double hung window maybe arguably the most popular window style today there are still many other window styles you should consider when building your new home or home addition.

Double Hung Window
A double hung window consists of two vertical panels that both can be moved up or down. The double hung window is one of the most popular windows installed today due to its flexibility in window panel opening.

Single Hung Window
The single hung window is akin to the double hung window, however only the bottom panel moves. The top window panel is fixed.

Casement Windows
Casement windows are still fairly popular. They normally come in either single or pairs, and one or both panels are hinged and can be opened via a crank located most commonly near the bottom of the window.

Fixed Windows
Fixed windows come in all shapes and sizes including circles, squares, triangles, and trapezoids. They are ideal for letting in natural light without the hardware concerns common with other windows. They are often used as accent pieces for both the inside and outside of the home.

Bay Windows
Bay windows are still very popular in homes today. They are often used in large rooms such as in family rooms, dining rooms, and living rooms. Due to their large size and two dimensional shape, they allow much more light to enter a home all throughout the day. Often bay windows have a fixed panel in the center and either double or single hung windows on the sides.

Bow Windows
Bow windows are akin to bay windows in the sense that they let much more light in throughout the entire day. They typically utilize more glass panels to achieve the curved or bow look.

Jalousie Windows
Jalousie windows consist of many thin strips of glass stacked vertically upon one another and that are louvered. They can be cranked opened or closed, similar to a venetian blind. Often they are used in three season rooms or porches.

Awning Windows
Awning widows are single panel windows that are hinged at the top of the window frame. The window can be pushed or cranked open at its base. They are ideal for allowing air to enter a home even on rainy days. Due to the fact that they are hinged at the top of the window, no rain can enter into the home.

Sliding Sash Windows

With sliding sash windows the window panels slide open horizontally. One or more panels can be designed to slide along a track. They are ideal for smaller rooms or in kitchens where it may difficult to open another window type.

So before choosing the ubiquitous double hung window for your new custom home or home addition project take a closer look at all the other window types out there on the market.
